Abstract

This article explores the significance of integrating barrier-free principles into urban planning processes for multifamily residential buildings, particularly during major repairs, reconstruction, and new construction. Accessibility has become one of the primary challenges in contemporary urban development, as ensuring barrier-free access is an integral component of sustainable cities and a crucial element of social inclusion. According to current legislation, barrier-free principles must be considered at all stages of design, construction, and operation of buildings, including multifamily housing.

One of the key aspects is the application of advanced design methods and technical solutions that allow accessibility for persons with disabilities and other less mobile groups. The article examines existing regulatory acts governing barrier-free design in Ukraine, in particular SNIP (DBN) B.2.2-40:2018 “Inclusiveness of Buildings and Structures.” Special attention is given to requirements for designing lifts, ramps, door openings, sanitary facilities, and ensuring adequate infrastructure to guarantee full access to buildings.

The article specifically addresses implementation issues of barrier-free design in the process of reconstruction and major repair of multifamily residential buildings, where adapting older structures to modern accessibility requirements often poses significant challenges. Also highlighted is the need to define financing mechanisms for such projects - since barrier-free adaptation frequently requires additional funding and specialized expertise in urban planning.

The article proposes pathways for integrating barrier-free principles at the design, construction, and operational stages of multifamily residential buildings, including the use of modern digital technologies such as BIM (Building Information Modeling), which enable automation and simplification of design processes and modifications of existing buildings. The role of local communities and municipal authorities in supporting initiatives to adapt the urban environment for all population groups is also emphasized.
